Full Job Description

Title: Residential Superintendent

Location: Manhattan/Brooklyn/Queens

Units: 50 – 150

Overall Responsibilities: Under the general direction of Field Operations Director, the Superintendent is responsible for directing the custodial staff in performing repairs and maintenance work in the interior and, exterior of the building, ensuring that all building equipment is functioning properly to provide a safe, clean, sanitary and code compliant facility for clients and staff; coordinating the performance and completion of any capital improvement projects with Facilities Department; performs related work.

Essential Duties and Responsibilities:

The essential duties of the Superintendent include but are not limited to the following activities:

  • Direct supervision of Maintenance staff including Porters, Handyman and doorman
  • Inspect building on a daily basis and develop a preventative maintenance routine
  • Handle emergency calls during non-business hours when applicable
  • Repair and install toilets, sinks/faucets, refrigerators, dishwashers, gas ranges, shut-off valves and radiator valves
  • Trace leaks and remedy any water damage by the way of plaster/sheetrock and paint.
  • Install/repair light fixtures, switches and outlets
  • Fix locks/doorknobs and replace when needed
  • Perform preventive maintenance on equipment weekly, monthly or as required.
  • Keep accurate and detailed maintenance records on company used apps (e.g. Yardi, AppFolio – Manage go – Site Compli – Happy co)
  • Order and maintain inventory of building tools, materials and supplies as approved by management
  • Maintain the building in clean condition, including vacant units, common areas, basement and roof
  • Ensure service contractors perform their contractual tasks (pest control, elevator, gas boiler, etc.)
  • Keep sidewalks safe and clean by removing trash, snow, ice and other debris
  • Collect garbage and recyclables daily and dispose to curb side on designated collection days
  • Ability to maintain and perform maintenance for Boilers, Chillers and HVAC units
  • Inspect Move in and move out and make apartments rent ready according to company standards
  • Job duties are subject to change as directed by Field Operations Director


  • Possess Strong knowledge of painting, electrical wiring, plumbing, carpentry, appliance service/repair and use of power machinery properly and safely.
  • Must be able to work with multiple deadlines, maintaining control over projects assigned within time frames allowed and changing priorities.
  • Must be able to diagnose/repair equipment or appliances, which are not easily seen or reached, i.e. under counters/ceilings, etc.
  • The ability to maneuver or move heavy equipment, appliances, supplies and tools.
  • Experience in renovations and a skill trade profession (e.g. electrician, plumbing, HVAC) is a plus.
  • Certifications in HVAC, boiler, sprinkler, plumbing, are a plus.
